1. Terms & Conditions for Guests
All bookings are non-refundable. For long-term stays (30+ days), cancellations require 14 days’ notice. Refunds are provided only for unused nights after this period. No refunds will be issued for early check-outs.
A refundable security deposit is required at check-in (Studio & 1-Bedroom – AED 1,000 / 2+ Bedrooms – AED 1,500). The deposit will be refunded at check-out, provided that no damage or missing items and that the house rules and building regulations were followed.
Check-in: 3:00 PM / Check-out: 12:00 PM. Early check-in or late check-out is charged at AED 100 per hour (subject to availability).
Guests must request an extension at least 24 hours in advance. Extensions are subject to availability and confirmed by signing the agreement and only after payment.
• Noise levels must be low between 10:00 PM – 8:00 AM.
• Smoking indoors is prohibited (AED 1,000 fine). Smoking is allowed only on balconies.
• Parties & events are strictly prohibited. Violations result in eviction without refund + AED 1,000 fine.
• Pets are only allowed in designated areas, subject to building rules.
Guests are fully responsible for any damage to the apartment or its contents. Royalton Holiday Homes is not responsible for lost, stolen, or damaged belongings.
Lost items must be claimed within 2 hours of check-out. Items left beyond this timeframe may be discarded or donated. By booking with Royalton Holiday Homes LLC, you acknowledge and agree to abide by these Terms, Policies, and Conditions.
2. Privacy Policy – Your Data Protection
This Privacy Policy applies to property rentals, rental management, marketing, guest services, and use of our website, applications, social media, and advertisements.
This Privacy Policy does not apply to third-party websites accessible through Royalton Holiday Homes.
Information We Collect:
We collect personal information to provide services, fulfill legal obligations, or comply with UAE regulations. If you decline to provide certain information, we may not be able to offer our services.
o For guests:
• Contact information: Name, phone number, email, and guest details.
• Payment details: Credit/debit card and billing address.
• Identity verification: Emirates ID, passport, or other ID for fraud prevention & legal compliance.
• Vehicle details (if applicable).
o For landlords:
• Contact details: Name, property address, phone, and email.
• Financial details: Bank account & tax identification (for rental income transfers).
• Identity verification (as required by UAE law).
o Automatically collected data:
• When using our website or booking system, we may collect device information, browsing behavior, and
location data.
We use your data to:

✔ Comply with legal obligations (e.g., Dubai Tourism regulations).

3. Policies for Landlords
• Landlords must sign a Property Management Agreement with Royalton Holiday Homes LLC.
• The minimum contract duration is 1 year (unless agreed otherwise).
• Properties must meet our furnishing & quality standards.
• Revenue is paid monthly, with detailed statements.
• Service fees and commissions are deducted before payouts.
• Landlords are responsible for any applicable taxes (excluding Dubai Tourism tax paid by guests).
• Royalton Holiday Homes pays all utility bills (DEWA, internet, cooling) on behalf of landlords as part of
their management services and deducts the costs from monthly rental payouts.
• Excessive usage will be charged to guests.
• Long-term stays (30+ days): Guests do not pay utilities—they remain included in the rental.
• Minor repairs (e.g., plumbing, appliances) are handled by Royalton Holiday Homes.
• Major repairs require landlord approval and may be charged separately.
• Routine pest control & maintenance must be conducted.
• Guests must provide valid ID (Passport or Emirates ID).
• Security deposits are collected to cover damages.
• Landlords must have home insurance, including rental coverage.
• Royalton Holiday Homes is not liable for theft, accidents, or major property damage.
• Landlords may terminate the agreement with 60 days’ written notice (or as per contract terms).
• Early termination may result in a penalty if the property is already booked for future stays.

Conditions.

For Guests

We accept credit cards, debit cards, cash and bank transfers. Full payment must be completed prior to
check-in.

issues are found.
Your deposit will be refunded within 48 hours after check-out, provided there are no damages or violations.

Regular housekeeping is not included. If needed, cleaning services can be arranged for an extra charge. For
long-term stays, touch up cleanings are provided.

For Landlords
Landlords get monthly payouts via bank transfer.
Yes, you can block dates for personal use, but you must inform us in advance (terms to be agreed upon
signing the agreement).
Yes, we handle all short-term rental permits & compliance.
Earnings are transferred monthly, between the 5th and 10th of every month, via bank transfer, after deducting
applicable service fees and expenses.
