TERMS & CONDITIONS – Royalton Holiday Homes Rental LLC

These Terms & Conditions govern the occupancy of properties managed by a Royalton Holiday Homes LLC in Dubai. By booking a stay with us, you agree to abide by the following terms:

1. Security Deposit & Payment Policy

  • A security deposit of AED 1,000 will be charged at check-in. This will be refunded at check-out, provided no damage has been caused to the apartment, its contents, and that all access cards/keys are returned.
  • If the guest cancels the booking before check-in, at least 5 days’ prior notice must be given to receive a refund. Otherwise, no refund will be provided.
  • If the guest chooses to vacate the apartment before the agreed check-out date, no refund will be issued.

2. Terms of Occupancy

  • All guests must provide a valid passport or Emirates ID before check-in.
  • Check-out must be done on time to allow sufficient time for turnover cleaning services.
  • The guest agrees to comply with all community rules and building regulations and will be responsible for any fines due to violations.
  • The unit must not be used for any illegal activities, including but not limited to drug use, gambling, or disruptive behavior.

3. Property Standards & Usage

  • The property is fully furnished and includes a fully equipped kitchen, appliances, TV, Wi-Fi, and other amenities.
  • No furniture should be moved or rearranged, and all appliances must be used properly.
  • The rental price includes utilities (electricity, water, internet, gas) and a starter supply of linen and towels.
  • All lights, AC, and appliances must be turned off when not in use.

4. Liabilities & Responsibilities

  • The tenant assumes full liability for any damage to the property, its furniture, and fixtures.
  • The owner/management is not responsible for any loss, theft, or damage to the guest’s personal belongings.
  • The tenant agrees to indemnify and hold harmless the management from any injuries or damages that occur on the premises.

5. Access & Inspections

  • Management reserves the right to access the property for necessary inspections or repairs with prior notice, except in emergencies.

6. Security Deposit Return Policy

  • The security deposit will be refunded after a thorough inspection of the property.
  • If damages are found or items are missing, the cost will be deducted from the deposit. If the deposit is insufficient, the tenant must settle the outstanding amount immediately.

7. Parties & Gatherings

  • Parties, gatherings, or commercial activities are strictly prohibited.
  • Violation of this rule will result in:
    • Immediate termination of stay without refund.
    • A penalty of AED 2,000 deducted from the deposit.
    • Possible involvement of building security or police.

8. Parking Regulations

  • Guests must only park in designated parking areas.
  • Any fines incurred due to improper parking are the guest’s responsibility.

9. No Smoking Policy

  • Smoking inside the property is strictly prohibited.
  • If evidence of smoking is found, a fine of AED 1,000 will be charged.

10. Pets Policy

  • Pets are allowed only in designated areas, subject to building regulations.

11. Lost & Found

  • Lost items must be collected within 2 hours after check-out.
  • Items left beyond this time may be donated to charity or discarded.

12. Keys & Access Cards

  • All keys and access cards must be returned in the same condition as provided.
  • Fees apply for lost/damaged keys or access cards.

13. Force Majeure

  • The company is not liable for unforeseen circumstances (e.g., maintenance issues, power outages, building repairs) that may affect the guest’s stay.
  • No compensation will be provided for disruptions caused by external factors beyond our control.

By confirming your booking, you acknowledge and agree to abide by these Terms & Conditions. Failure to comply may result in eviction without refund.
